Day 30-45Keys!
1

Pre-approval

Submit your documents, find out exactly what you can afford, and get the letter that makes sellers take you seriously.

2

Shop

Work with your Realtor to find the right home. The pre-approval tells you the budget; the letter gives you the power to move fast.

3

Offer

Your Realtor writes a strong, competitive offer. Seller credits for closing costs can often be negotiated here.

4

Inspection

A licensed inspector reviews the home. This is your best protection - never skip it.

5

Appraisal

Your lender orders an appraisal to confirm the home's value. Required for most loan programs.

6

Underwriting

The lender's final file review. Respond to any conditions quickly - this is what keeps closings on time.

7

Clear to close

You're approved. Final closing disclosure lands here. Review it carefully and confirm the wire instructions.

8

Keys!

Sign, fund, and get your keys. You own a home. Review your equity and rate annually with your loan officer.

Down payment + programs - quick reference

Conventional
Conventional 97, HomeReady, Home Possible
Fannie Mae HomeReady and Freddie Mac Home Possible carry a reduced mortgage insurance coverage requirement. Mortgage insurance can be removed later. Strong credit earns the best pricing.
FHA
Flexible on credit
The most flexible program on credit and income history. Upfront and monthly mortgage insurance apply. A popular first-timer choice.
VA and USDA
For eligible buyers
VA Loan (veterans, active duty, surviving spouses; a funding fee may apply). USDA Loan (eligible rural and suburban areas; income limits and guarantee fees apply).

Down payment assistance: Virginia Housing, the Maryland Mortgage Program, and DC Open Doors help eligible first-time buyers. Income and purchase price limits apply. The down payment for each program is shown with real numbers in your own analysis.

Mistakes to avoid Three ways first-time buyers slow themselves down

✗Waiting to pay off all debt first. Pre-approval tells you what actually matters - often sooner than you think.
✗New credit before closing. A car, furniture, or new card can change your approval - wait until after you close.
✗Skipping the inspection. Waiving it to win a bidding war can trade a small fee now for a big repair bill later.
